Built in the 16th century and added to in the 18th and 19th many of the original features still remain, beamed ceilings, log burning fires and many charming nooks and crannies. It is situated just 5 minutes from the increasingly popular large village of Le Grand Pressigny. The property is totally enclosed with a large rear garden, terrace and swimming pool being totally private within it's near 3m hedge.

Having ensured we kept as much of this originality as possible we have managed to provide all the modern facilities and comforts that we have all come to expect in the 21st century. There are 4 large double bedrooms, fitted kitchen, modern fully equipped bathroom with separate shower cubicle. The house is heated by the wood burner "inserts" which provide heat to both the ground floor and upstairs. There are complimentary electric radiators if you're really cold-blooded!!. The water is heated separately using the low rate off peak hours system. This is at present the most economic way of heating a property here in France and is not open to the vagaries of oil and gas price increases. Also having a live wood fire just lends a certain "je ne sais quoi" to a house.

Should you want to benefit from an additional income, the property lends itself perfectly to the French "gite" system of holiday cottages. Peak-time rental income of around £1000 per week approx can be expected with off peak between £400-600. This is a far higher return than investing at the present low rates of interest. 
Post sale we can help you with this and introduce you to agents that deal with the running of holiday rental properties in our area. Therefore if you prefer you wouldn't have to deal with it yourself at all

A huge plus for this property is that the very friendly local farmer knows the house inside out and can help with most matters electrical, waste, drainage, construction etc. He and his charming wife will keep an eye on the house for you for a few hundred euro a year. (This is a great comfort if you do not intend living there permanently)

Everyone that has visited us has said "the photos just don't do the place justice", we agree! We prefer people, after the journey, to be very happily surprised on arrival rather than the normal; sinking feeling you get when a property just doesn't match your expectations. We must have visited over 50 properties before we found this one and sadly found that most photos over-exagerate a property's potential. It is also a very costly business, travelling to places that are just not good enough.
One of the quaint outbuildings ripe for conversion should you want - we use them to store wood for the fires, bikes, mower, pool accessories, etc

Why are we selling?  We have a further 2 properties in the area and are extending our business. Regretably, we just don't have any time to take advantage of enjoying the property or to run it as a rental, preferring to invest the capital gained from the sale in our new business venture in a local village.


       
The area caters for all interests; golf, kayaking, fishing, rambling, horse riding, horse racing, casino, ballooning, the chateaux and wines of the Loire Valley are just 30 minutes away, there are plenty of nice country restaurants in the area, complemented by an extremely popular Michelin Star restaurant only 10 minutes away.
